What are your payment and cancellation terms for direct bookings?
To confirm your reservation at our family-friendly vacation rental, we require one-third of the total rental amount at the time of booking. The second payment is due 45 days prior to check-in, and the final balance must be settled 21 days before your arrival. Our Fort Myers Beach accommodations are designed to provide a comfortable stay for all guests. Check-in begins at 4:00 PM, while check-out is at 10:00 AM. The home accommodates a maximum of 12 guests, making it perfect for larger families or groups. Guests traveling with pets are welcome, but prior approval and a separate pet fee are required. We strive to offer fair and transparent cancellation terms: reservations cancelled 15 or more days before check-in receive a full refund; those cancelled 7–14 days before check-in receive a 50% refund; and cancellations made less than 7 days before check-in are non-refundable. If unexpected circumstances arise, we encourage guests to reach out. We always try to be reasonable and helpful whenever possible. Guests pay a dedicated cleaning fee that goes directly to the cleaning vendor. Because of this long-term partnership, we are often assigned the same experienced two-person cleaning crew that knows the home extremely well. The owner of the cleaning company also routinely inspects the property between guest stays to ensure our Fort Myers Beach accommodations remain in top condition.
In addition, we (Shelley and Brad) personally visit and conduct surprise inspections throughout the year to ensure the home continues to meet our standards for cleanliness, safety, and comfort, especially around our private heated pool.

Is smoking permitted?

If our cleaning or landscaping team needs to collect cigarette debris from around the property after a stay, an additional cleanup charge may be applied. This fee goes directly to the crew who performs the extra work.

These devices do not record conversations or audio of any kind. They simply measure crowd and decibel levels to help ensure compliance with occupancy limits, neighborhood quiet hours, and Town of Fort Myers Beach short-term rental requirements.

For drinking water, both refrigerators are equipped with built-in filtered water and ice dispensers for your convenience. We’ve owned the home since 2018 and have been visiting the area since 2005, and neither we nor our guests have experienced any concerns with the water quality — including tap water. The home is serviced by the local municipal water system, which is regularly tested and meets all state and federal drinking water standards, ensuring a safe and pleasant stay while enjoying the private heated pool.
